Residential and non-residential building stock, user functions, 2013

On 31 December 2013, the residential building stock in the Netherlands included more than 7.5 million dwellings. The non-residential building stock comprised nearly 1.1 million units. Within the latter, the largest categories are 'other use' and 'manufacturing industry'. There are regional differences regarding residential buildings, non-residential buildings and user functions.

Residential property units dominates building stock

With a share of 87.3%, dwellings constitute the bulk of the total building stock. Most buildings (residential plus non-residential) are found in the province of South Holland: over 1.8 million objects, i.e. more than 21% of the total Dutch building stock. The number of objects in South Holland is more than 10 times as high as in the youngest Dutch province of Flevoland. The differences between the various Dutch provinces with respect to the amount of residential versus non-residential building objects are small. By the end of 2013, Flevoland had the largest proportion of residential property (89%), immediately followed by Utrecht.
Within these 'residential provinces', the municipalities of Almere (92.4%), Houten and Wijk bij Duurstede (92.1%) stand out. From a nation point of view, the municipality of Millingen aan de Rijn situated in the province of Gelderland stands out: dwellings make up 95.4% of the existing building stock.
In nearly all provinces, more than 8 in every 10 objects are used to serve residential purposes. With 78%, the province of Zeeland is an exception. In this province, the non-residential share is relatively high, in particular on the island of Schouwen Duiveland, where 44.6% consists of non-residential property. Proportionally, non-residential property is most frequently found on the West-Frisian Islands of Schiermonnikoog, Ameland, Vlieland and Texel, as there are many hotels, restaurants and recreational accommodations.

Non-residential buildings: mainly manufacturing industry and other use

At the end of 2013, non-residential property made up approximately one eighth of the total building stock in the Netherlands (nearly 1.1 million objects). These objects are predominantly intended for 'other use' (38.8%), followed at a distance by 'manufacturing industry' (16.8%). 'Other use' includes car parks and pumping stations. 'Manufacturing industry' includes, for example, factories and sheds. Additionally, shops and overnight accommodations account for more than 10% of non-residential property. At the end of 2013, the largest amount of non-residential property was found in South Holland: nearly 213,000 objects. This province has the largest stock of buildings used for manufacturing industry, other use, shops, conference centres, hospitals and schools, etc. Gelderland has the largest amount of overnight accommodations; the province of North Holland has many office buildings and sports centres. The province of Utrecht has the highest number of multi-functional buildings.
In the category non-residential property, North Brabant has the largest share of 'other use' (45.4%).
Proportionally, manufacturing industry is the largest sector in the province of Flevoland (30.7%). In relative terms, the largest differences between the various Dutch provinces occur in the number of overnight accommodations. With nearly 39%, the share of overnight accommodations is far above average in Zeeland, whereas in Groningen it is far below average (3%). Proportionally, there are many office buildings in the provinces of North Holland and Utrecht. In all provinces, the number of health care centres, prisons, detention centres, educational centres and sports centres is limited.
