House prices still much cheaper in 2016 than in peak year 2008

According to the house price index, prices of existing homes (i.e. excluding new construction) were 5.0 percent higher in 2016 than in 2015. Compared with 2008, when Dutch house prices peaked, prices were more than 12 percent lower.

Home buyers spent an average 244 thousand euros for a property in 2016. In 2008 this was 255 thousand euros; a decrease of more than 4 percent. This is a smaller decrease than the above-mentioned 12 percent because the average house price does not take into account the different types of dwellings. The average price fell by less than house prices overall because buyers bought more relatively costlier homes in 2016 than in 2008.
