Ownership of housing stock, 2006-2013

On 1 January 2013, there were 7.4 million houses in the Netherlands. This represents an increase of 6% compared with 1 January 2006. Growth was clearly lower in 2011; 0.6% compared with 2010 - an effect of the economic crisis.

Division of ownership

Of the 7.4 million homes in the Netherlands, 55% were occupied by the owner and 44% were rented. There was a decline in private ownership towards the end of the monitoring period, from 55.7% in 2009 to 54.9% in 2013. A slight increase was seen in the share of rented accommodation in the same period, from 43.5% to 44.0%.
Most municipalities in the Netherlands have more privately-owned houses than rented houses. This was the case in 381 of the 408 municipalities. The highest percentage of privately-owned houses (over 80%) was seen in Rozendaal in the province of Gelderland, and Bergeijk in Noord-Brabant. The proportion of rented accommodation was higher in 27 municipalities. Amsterdam, with almost 73% rented accommodation, had the highest proportion.

Housing corporations and other landlords

Of the more than 3.3 million rented houses in 2013 in the Netherlands, 70% were rented by housing corporations. In 396 of the 408 municipalities, housing corporations owned more than half of all the rented accommodation in the municipality. In the Netherlands, 2.3 million properties are owned by a housing corporation. Housing corporation properties were mainly found in the large cities and highly-urbanised municipalities. A striking proportion of houses were owned by housing corporations in the municipalities of Vlaardingen and Delft. In both municipalities, more than 47% of the properties were owned by housing corporations.
